The basis on which we provide our website and services.
1. About these terms
This website is operated by IFJ Management Ltd ("IFJ", "we", "us"), a company registered in England and Wales (company number 16993625). Our registered office is 14 Stamford Road, Bournemouth, BH6 5DR, and our trading address is Poyle House, 24 Epsom Road, Guildford, Surrey, GU1 3LE.
These terms cover your use of this website and the general basis on which we provide management services. Where you appoint us, the signed management agreement governs the service itself and takes precedence over anything on this site.
2. Our services
We provide short-let and serviced-accommodation management, end to end, including listings, guest management, pricing, cleaning, maintenance and compliance. We provide short-term management agreements only, for a renewable six-month term. We do not advise on long-term lettings.
3. Fees
Our services are provided for a single management fee, agreed in your management agreement and deducted from revenue as one transparent line. Cleaning and linen are charged to guests and are not deducted from your gross. An onboarding fee may apply and will be set out before you commit. There are no hidden charges.
4. Projections and estimates
Any income figures we share are conservative, good-faith estimates and not guarantees. Actual performance depends on the property, the market and the season, and may be higher or lower.
5. Owner responsibilities
If you appoint us, you confirm that you are entitled to let the property, that it is safe and compliant for short-let use, and that it is adequately insured. You agree to give us accurate information and timely access where needed.
6. Use of this website
The content here is provided for general information. You may not copy or reuse it without our permission. We may change or update the site at any time.
7. Liability
To the extent permitted by law, we are not liable for indirect or consequential loss arising from your use of this website. Nothing in these terms limits any liability that cannot be excluded under applicable law.
8. Data protection
We handle personal data in line with our Privacy Policy.
9. Governing law
These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
